Costs and Taxes of Investors in Ukraine

and as a result - you receive net rental income on your account in Ukraine

    18% (income tax) + 1.5% (military tax)
    Management company: $115/month
  • Profitability
    (Annual rent *100) / full value of the property

    Normal profitability of residential real estate: 7-8%, commercial - 9-10%
    Profitable investment: 12-15%

    Return on rental = full value of real estate / annual rent

    As example:
    Full cost (costs for repair and taxes included): $500,000
    Rent (costs and taxes included): $3,000/month ($36.000/year)
    Return on rental: $500,000 : $36,000 = 13.8 years
    Profitability: $36,000 *100 / $500,000 = 7.2% per annum
  • Buy:
    1% (state tax) + 1% (pension tax)
  • Sale
    by Non-resident (owned less than 3 years): 18% (income tax) + 1.5% (military tax)

    Sale by a resident (owned less than 3 years): 5% (income tax) + 1.5% (military tax)

    Sale by a non-resident/resident (owned for more than 3 years and sale of no more than 1 object per year): 1.5% (military tax)

    Sale of commercial real estate by non-resident: 18% + 1.5% (military tax)

    Sale of commercial real estate by resident: 18% + 1.5% (military tax)
